Draft dated October 26, 2026. Legal entity details will be added before approval.
Open Property Deals is an information and analysis tool. It is not a broker, lender, investment adviser or listing service, and nothing on this site is an offer to buy or sell real estate or securities, or investment, legal or tax advice. Property records come from public sources and may be incomplete or out of date. Estimates and projections depend on assumptions that may prove wrong; real estate investing involves risk, including loss of capital. Verify every figure independently and consult licensed professionals before making a decision.
Not a listing service
Most properties on the site are official parcel records from the county tax roll. They are shown as research opportunities and are not necessarily for sale. An asking price is shown only when a listing has been legitimately provided to us, and it is labelled as such.
Values are not prices
- Just value is the county property appraiser’s estimate of market value as of January 1 of the tax year, for tax purposes.
- Assessed value is just value after statutory caps; taxable value is assessed value after exemptions. Caps and exemptions generally change when a property is sold.
- Last sale price is the consideration recorded for a past transfer and may not reflect market value.
- None of these is an appraisal, an asking price or an offer.
Estimates, scores and projections
Rent estimates, screening scores, after-repair values and all calculator outputs are estimates. They depend on data that may be incomplete and on assumptions that may prove wrong. Past values and illustrative examples do not predict future results. No return is guaranteed.
AI assistant
The assistant can make mistakes. It is designed to separate verified facts, estimates and your assumptions, and not to compute figures itself, but you should check anything it says against the underlying records.
No securities or investment offerings
Open Property Deals does not offer, sell or solicit securities or pooled investments and does not accept investment funds. Any future investor offering would require separate legal and regulatory approval.
Professional advice
Before buying, renovating or financing a property, consult the appropriate licensed professionals, such as a real estate agent or broker, inspector, appraiser, insurance agent, attorney, lender and tax adviser.
