Privacy notice

Draft dated October 26, 2026. Legal entity details will be added before approval.

This notice explains what personal information Open Property Deals collects, why, and the choices you have. It covers this website and the signed-in application.

Information we collect

  • Account information: your name, email address and a one-way hash of your password. We never store your password itself.
  • What you save: watchlists, saved searches, analyses, assumptions, notes and opportunity pipeline entries.
  • Messages: what you send through the contact form, including your name, email and message.
  • Technical data: a session cookie that keeps you signed in, and server logs (such as IP address and request time) used for security and rate limiting.

Property records

Property data shown on the site comes from public records published by the Florida Department of Revenue and county agencies. These records can include owner names and addresses as published by those agencies. We use them for property research and do not use them to market to property owners.

How we use information

  • To provide your account and the features you use.
  • To reply to your messages.
  • To keep the service secure, prevent abuse and fix problems.

We do not sell personal information, and we do not use third-party advertising or analytics trackers.

AI assistant

When you ask the AI assistant a question, the question, the property data and your assumptions are processed on infrastructure we operate. They are not sent to third-party AI providers.

Cookies

We use a strictly necessary session cookie to keep you signed in. Your light or dark theme choice is stored in your browser’s local storage and never sent to us.

Retention and your choices

We keep account data while your account is active. You can ask us to access, correct or delete your personal information by contacting us. Some records may be kept where the law requires.

Security

Passwords are hashed with a modern algorithm, sessions use secure, HTTP-only cookies, and access to data is restricted by role. No system is perfectly secure, and we will notify affected users of a breach as the law requires.

Changes

We will post changes to this notice on this page and update the date above.
