Coverage and data

Which markets do you cover?
Open Property Deals is available in select Florida counties today, and we are expanding market by market. Available now: Miami-Dade County, Broward County and Palm Beach County. The current list is in the Available markets section on the home page and on the pricing page. We add a market only after its public records have been imported and checked.
Where does the data come from?
Property characteristics and values come from public county tax rolls and property appraiser and GIS open data; in Florida, that includes the Florida Department of Revenue tax roll. Rent benchmarks come from HUD Fair Market Rents, and area statistics from the U.S. Census Bureau. Each field shows its source and the date it was retrieved. Listing snapshots, where shown, come from an authorized third-party listing provider and are labeled with the provider and fetch date.
Are these properties for sale?
Not necessarily. Most records are official parcel records from the county tax roll, which cover every property whether or not it is on the market. We label them as research opportunities. An asking price appears only when a listing has been legitimately provided to us, and it is marked as such.
What is “just value”, and why is it not the price?
In Florida, just value is the county property appraiser’s estimate of market value as of January 1 of the tax year. It is not an asking price, an appraisal or a sale price. Assessed and taxable values can be much lower because of caps and exemptions, which generally reset when a property is sold.
Are the listings live?
No. Listing figures are a stored snapshot from an authorized third-party provider, labeled with the date they were fetched. They cover only part of the provider’s listings, and a listing may have changed or ended since. We are not an MLS or a listing service and do not show MLS data.
How many properties do you cover?
We have imported 2,350,285 as of Oct 26, 2026. These are public records of every property, not properties for sale.

Product

Is Deal Hunter an AI agent?
No. Deal Hunter is a deterministic ranking engine: it applies your buy box and targets, and our tested financial models, to listings we already store. The same inputs always give the same list. It does not predict prices, does not search the web and does not act for you. Its order is a research priority, not a recommendation.
What is the maximum allowable offer?
The highest whole-dollar price at which every target you set still holds, given your other inputs. It is a calculation from your assumptions, not an appraisal or a recommendation to offer that price.
Does the Capital Allocation Studio tell me what to buy?
No. It is a simulator you direct: it compares strategies you define, under assumptions you choose, and shows feasibility and downside. It is not personalized investment advice. Live Prototype — Investor-directed scenario modeling. Not investment advice.
Do you send alerts about new listings?
Not today. You can save a search and reopen it. Saved-search alerts are in development; when released, they are designed to compare the data we store between checks, covering the listing snapshots we hold for your counties, not the whole market.
Is there an AI assistant?
A private AI assistant is in development and is not part of any plan today. It is designed to separate verified facts, estimates and your assumptions, to quote the calculators rather than do arithmetic, and not to invent comparable sales.
Can I find partners or investors on Open Property Deals?
Not today. The Investor Network is planned. Any feature involving investment offerings, securities, brokerage or joint ownership is subject to legal review and licensed partners, and nothing on the site is an offer.

Plans and billing

What does a free account include?
A free account lets you see plans and coverage and choose your counties. It may also include a limited sample market — the public records and listings of a few ZIP codes, not a whole county — where you can run the rental and fix-and-flip analysis, calculate a maximum offer and keep up to 3 saved analyses; your signed-in account shows whether it does. Whole counties, Compare and area analytics are part of a paid plan.
How do billing and cancellation work?
Subscriptions are not yet open. You can create a free account now; no payment details are requested and no charge is made. Billing details, including how to cancel, are shown at checkout before you confirm anything. Creating a free account does not start a subscription or a charge.

About us

Are you a broker or an investment adviser?
No. Open Property Deals is an information and analysis tool. It is not a real estate brokerage, lender, appraiser or investment adviser, and it does not accept investment funds, pool capital or arrange financing. Verify every figure and speak with licensed professionals before you act.
Do you guarantee returns?
No. Scores and projections are estimates. They depend on data that may be incomplete and on assumptions you control, and real estate investing involves risk, including loss of capital. That is why every analysis shows conservative, base and optimistic cases and stress tests.

Important

Open Property Deals is an information and analysis tool. It is not a broker, lender, investment adviser or listing service, and nothing on this site is an offer to buy or sell real estate or securities, or investment, legal or tax advice. Property records come from public sources and may be incomplete or out of date. Estimates and projections depend on assumptions that may prove wrong; real estate investing involves risk, including loss of capital. Verify every figure independently and consult licensed professionals before making a decision.
