These capabilities are planned. This page describes what we intend to build; none of it is available today.
Explainable signals, consistent reports, every project on one page
We plan to flag budget, schedule and draw risks with the rule and the figures behind each flag, to prepare project reports for investors and lenders from the same record, and to compare every project in development on the same measures.
Development Risk Intelligence Status: Planned
Signals you can read and challenge, not a black-box score.
- Budget signals: a line forecast above its budget, contingency drawn faster than the work is completed, uncommitted scope late in the schedule.
- Schedule signals: a milestone forecast past its baseline, or a slip on a milestone that later dates depend on.
- Draw and document signals: a draw request missing lien waivers or an inspection report, or an insurance certificate about to expire.
- Every signal would state the rule that raised it and the figures that triggered it. Thresholds would be yours to set; the same data would always raise the same signals.
Every project in development, compared
How a portfolio overview could compare projects by phase, budget, forecast, progress and risk. Four fictional sample projects with synthetic figures.

Investor and Lender Reporting Status: Planned
One record, reported consistently.
- Periodic project reports on budget and forecast, schedule and milestones, draws, change orders and open risks.
- Prepared from the project record, so the report and the underlying figures always agree, with each figure’s source and date.
- The same structure every period, so readers can see what changed since the last report.
- You decide what is shared and with whom; nothing would be published by default.
Development Portfolio Analytics Status: Planned
Every project on the same measures.
- Projects compared by phase, budget, estimate at completion, variance, percent complete and schedule slip.
- Contingency remaining and open risk signals across the portfolio, project by project.
- Planned capital needs across projects, from each project’s cash flow forecast.
- Linked to the portfolio view and the Capital Allocation Studio, so development projects and held properties can be read side by side.
What it is not planned to do
Reports would describe the status of a project from its records. They are not planned to be offering documents, performance claims, valuations or investment advice, and would not be used to solicit investment. Risk signals would be rules applied to recorded data — not predictions, ratings or recommendations. Reporting to investors is subject to legal review before release.

Registering interest sends us a short note. It does not create an account, a reservation or a commitment of any kind.
Important
Development Management and every capability described on this page are planned. None of it is available in the product today, no launch date is committed, and scope may change or be dropped. As planned, Open Property Deals would keep a record of each project; it would not hold, move or disburse funds, originate or service loans, act as a contractor, inspector, escrow or title agent, or give investment, legal, tax, engineering or lending advice.
This capability is planned. It is a statement of intent, not a commitment; scope, timing and availability may change, and it may not be released.
Important
Open Property Deals is an information and analysis tool. It is not a broker, lender, investment adviser or listing service, and nothing on this site is an offer to buy or sell real estate or securities, or investment, legal or tax advice. Property records come from public sources and may be incomplete or out of date. Estimates and projections depend on assumptions that may prove wrong; real estate investing involves risk, including loss of capital. Verify every figure independently and consult licensed professionals before making a decision.
