Your buy box in. A ranked, explained shortlist out.
Rule-based opportunity matching using your investment criteria and verified financial calculations. Deal Hunter checks the stored sale listings in your counties against the targets you set and ranks them for review — with the maximum offer for your targets and the reason behind every position.
The question it answers
“Of everything listed in my market right now, as far as our data shows, what meets my targets — and at what price?”
How it works
- 01
State a buy box.
Markets (counties in your plan), asking-price range, property types, minimum bedrooms, strategy (buy-to-rent or fix-and-flip), return targets (cash-on-cash, cap rate, DSCR — at least one) and financing (down payment, rate, term, closing costs, points).
- 02
Every listing is checked.
Only adequately verified listings are candidates: reported active at the provider’s last fetch, inside the cache window and re-confirmed within the provider’s refresh window.
- 03
Maximum offer per listing.
For each candidate, Deal Hunter computes the maximum allowable offer for your targets, which target sets it, and the gap to the asking price in dollars and percent.
- 04
Ranked for review.
Targets met at the asking price (most headroom first) → targets met only below the asking price (smallest gap first) → cannot assess yet (fewest missing inputs first). Listings that cannot meet your targets at any price are hidden by default and counted.
- 05
Every exclusion explained.
Above your maximum, type not in your buy box, bedrooms unknown, not re-confirmed, duplicate listing for the same parcel — each with a count.
- 06
Missing data stays missing.
“Rent needed”, “Insurance needed”, “HOA unknown”, “ARV needed”: no maximum offer is computed from a missing figure.
- 07
Save or open.
Save a result with your buy box to the pipeline, or open it in the analyzer.
- 08
Off-market option.
Optionally list public parcel records with no listing, ordered by screening score, each with the maximum offer for your targets and no asking price.

Rules, not a black box — and what it is not
Deal Hunter is a deterministic ranking engine: rules, the tested financial engine and your targets, applied to data we already store. The same inputs and data always produce the same list. It does not use a language model to choose or rank properties, does not predict prices or rents, does not search the internet and does not act on your behalf.
What comes next
Continuous monitoringStatus: Planned
Continuous monitoring — change detection on your buy box, an inbox of events and a history of what changed — is planned. This capability is planned. It is a statement of intent, not a commitment; scope, timing and availability may change, and it may not be released.

Please note
Deal Hunter ranks stored listings and public records by how they compare with the targets you set. The order is a research priority, not a recommendation, an appraisal or a forecast.
Listing figures are a stored snapshot from an authorized third-party provider, fetched on a recorded date. They are not live inventory, they cover only part of the provider’s listings, and a listing may have changed or ended since it was fetched. We are not an MLS or a listing service.
A maximum allowable offer is a calculation from the targets and assumptions you enter. It is not an appraisal, a valuation or a recommendation to offer that price.
Important
Open Property Deals is an information and analysis tool. It is not a broker, lender, investment adviser or listing service, and nothing on this site is an offer to buy or sell real estate or securities, or investment, legal or tax advice. Property records come from public sources and may be incomplete or out of date. Estimates and projections depend on assumptions that may prove wrong; real estate investing involves risk, including loss of capital. Verify every figure independently and consult licensed professionals before making a decision.
