The most you can pay and still meet your targets
Set your targets — cash-on-cash, cap rate, DSCR, monthly cash flow, or a flip margin, profit or ROI — and see the highest whole-dollar price at which they all still hold, given every other input you entered.
How it works
- 01
Your targets, labeled.
Every target is labeled “Your assumption”.
- 02
Same engine, solved backward.
The maximum offer never has its own formula: it evaluates the same rental and flip calculators at candidate prices and finds the highest price that passes — checked exactly, with zero tolerance.
- 03
The binding target.
When several targets apply, the lowest price wins, and the page shows which target sets it.
- 04
Honest statuses.
If no price meets a target, the result says so. If a required input is missing (for example, an after-repair value for a flip), the result is “missing inputs”, never a guess.
- 05
Gap to asking.
When a listing’s asking price is known, the gap between the maximum offer and the asking price is shown in dollars and percent.
- 06
The 70% rule, side by side.
For flips, the common rule of thumb (a share of ARV minus repairs) is shown beside the model result, clearly labeled as a rule of thumb.

Property tax that follows the price
Property tax after a purchase usually resets from the price you pay. The maximum offer can recompute tax at each candidate price, or hold a fixed amount you choose; the mode is shown.
Method
The full method — formulas, edge cases and test vectors with expected values — is written down. Summary on Data Sources & Methodology.
Please note
A maximum allowable offer is a calculation from the targets and assumptions you enter. It is not an appraisal, a valuation or a recommendation to offer that price.
Rent benchmarks, screening scores, after-repair values and every calculator output are estimates. They depend on incomplete data and on assumptions you control, and they can be wrong.
Important
Open Property Deals is an information and analysis tool. It is not a broker, lender, investment adviser or listing service, and nothing on this site is an offer to buy or sell real estate or securities, or investment, legal or tax advice. Property records come from public sources and may be incomplete or out of date. Estimates and projections depend on assumptions that may prove wrong; real estate investing involves risk, including loss of capital. Verify every figure independently and consult licensed professionals before making a decision.
