Start from the record, not from the listing photo

Search every public parcel record in the counties your plan covers — by address, city, ZIP code or parcel ID, or on the map — and see where each field came from.

The question it answers

“Which properties in my market are worth a closer look, and what do the official records actually say about them?”

How it works

  1. 01

    Off-market research.

Public parcel records from county tax rolls and property appraiser and GIS open data cover every property in a county, on the market or not. In Florida, that includes the Department of Revenue tax roll. Each record is a research starting point. Public parcel records describe every property in a county, whether or not it is for sale. A parcel record is a research starting point, not a listing or an offer.

  2. 02

    Buy and Rent views

    Status: Available

Where an authorized listing provider has reported an active sale or rental listing, it appears with its asking price or rent, labeled “Listing (asking)” with the provider and the date it was fetched. When the listing is matched to a parcel record with high confidence, the record’s facts sit beside it; lower-confidence matches show the listing alone.

  3. 03

    Filters and the map.

Narrow by property type, size, age, bedrooms, value fields and screening score; switch between list and map.

  4. 04

    Screening score.

A 0–100 first filter that ranks records worth a closer look for a rental or a flip. Its factors and weights are shown on each property, and its methodology version is stored with every score. It is not a valuation or a recommendation.

  5. 05

    Area statistics

    Status: Available

ZIP-level statistics from public sources such as the U.S. Census Bureau, with the period they describe.

What it is not

  • Not an MLS, not a listing portal and not live inventory. Listing data is a stored snapshot covering part of one provider’s listings. Listing figures are a stored snapshot from an authorized third-party provider, fetched on a recorded date. They are not live inventory, they cover only part of the provider’s listings, and a listing may have changed or ended since it was fetched. We are not an MLS or a listing service.
  • Not a valuation. Just value, assessed value and taxable value are set for property-tax purposes. Last sale price is what a past buyer paid. None of them is an asking price, an appraisal or an offer, and they are never substituted for one another.
  • Not complete: a field a source does not provide is shown as missing, never guessed.

Questions

Are these properties for sale?
Most are not necessarily. Parcel records cover every property; an asking price appears only when an authorized provider has reported a listing, and it is labeled.
How current are the listings?
Each listing shows when it was fetched and when the provider last confirmed it. Listings not re-confirmed within the provider’s refresh window are flagged, and expired ones are removed.
Which counties can I search?
The counties in your plan, chosen from Miami-Dade County, Broward County and Palm Beach County.
