These capabilities are planned. This page describes what we intend to build; none of it is available today.

Development Management · Capital and DrawsStatus: Planned

See the cash a project needs before it needs it

We plan to project each development’s spending month by month against its sources of funds, and to help prepare and track lender draw requests with every supporting document in place.

Cash Flow Forecasting Status: Planned

The question it is designed to answer: “When will each source of funds be needed, and is there enough?”

  • Monthly spending projected from the budget, the commitments and the schedule, with the method for each line stated.
  • Sources of funds — equity, construction loan and other financing — in the order they are expected to be used, under your assumptions.
  • Remaining equity requirement and loan balance projected over the project, updated as costs and dates change.
  • Scenarios for a later completion or a cost overrun, shown beside the base case.

Lender Draw Management Status: Planned

A complete draw package, assembled from the project record.

  • Draw requests prepared from the costs recorded since the last draw, line by line against the budget.
  • Retainage calculated per contract and tracked until it is released.
  • Supporting documents gathered in one place: invoices, pay applications, lien waivers, inspection reports and change orders.
  • Each request’s status tracked from preparation through submission, inspection and approval, with the lender’s decisions recorded as the lender reports them.

What it is not planned to do

Open Property Deals would not originate, arrange, approve, fund or service loans, and would not hold, move or release money. Draw approval and disbursement would remain with the lender and its title or escrow agent. Interest rates and loan terms in a forecast would be your assumptions, not loan offers. Anything that touches lending is subject to legal review before release.

Registering interest sends us a short note. It does not create an account, a reservation or a commitment of any kind.

Important

Development Management and every capability described on this page are planned. None of it is available in the product today, no launch date is committed, and scope may change or be dropped. As planned, Open Property Deals would keep a record of each project; it would not hold, move or disburse funds, originate or service loans, act as a contractor, inspector, escrow or title agent, or give investment, legal, tax, engineering or lending advice.

This capability is planned. It is a statement of intent, not a commitment; scope, timing and availability may change, and it may not be released.

Important

Open Property Deals is an information and analysis tool. It is not a broker, lender, investment adviser or listing service, and nothing on this site is an offer to buy or sell real estate or securities, or investment, legal or tax advice. Property records come from public sources and may be incomplete or out of date. Estimates and projections depend on assumptions that may prove wrong; real estate investing involves risk, including loss of capital. Verify every figure independently and consult licensed professionals before making a decision.
