These capabilities are planned. This page describes what we intend to build; none of it is available today.
The right contractor, on the record, with the paperwork in order
We plan to keep each project’s contractors, consultants and suppliers in one record — what they were engaged for, how they were selected, and whether their insurance and lien waivers are current.
Vendor and Contractor Management Status: Planned
A project record of everyone who works on the project.
- Contractors, consultants and suppliers with their scope, contract and contacts on each project.
- Insurance certificates and licenses as the vendor provides them, with expiry dates flagged before they lapse.
- Conditional and unconditional lien waivers matched to each payment, so a missing waiver is visible before a draw.
- Your own notes on performance, kept private to your account.
Bidding and Procurement Status: Planned
Compare like with like before you choose.
- Bid packages organized by scope and cost code, with the drawings and specifications each bidder receives.
- Bids recorded side by side against the same scope, with alternates, exclusions, allowances and proposed schedule.
- Gaps between bids made visible, so a low number that leaves out part of the scope is not mistaken for a low price.
- The selection recorded with its reason, and the chosen bid carried into the budget as a commitment.
What it is not planned to do
Open Property Deals would not recommend, rate, endorse or vet contractors, and would not verify licenses or insurance on your behalf. Vendor records would show what the vendor or the owner provided, labeled as such. Selecting and engaging contractors remains the owner’s decision, under the owner’s own contracts.
Tell us how you select and track contractors today.
Registering interest sends us a short note. It does not create an account, a reservation or a commitment of any kind.
Important
Development Management and every capability described on this page are planned. None of it is available in the product today, no launch date is committed, and scope may change or be dropped. As planned, Open Property Deals would keep a record of each project; it would not hold, move or disburse funds, originate or service loans, act as a contractor, inspector, escrow or title agent, or give investment, legal, tax, engineering or lending advice.
This capability is planned. It is a statement of intent, not a commitment; scope, timing and availability may change, and it may not be released.
Important
Open Property Deals is an information and analysis tool. It is not a broker, lender, investment adviser or listing service, and nothing on this site is an offer to buy or sell real estate or securities, or investment, legal or tax advice. Property records come from public sources and may be incomplete or out of date. Estimates and projections depend on assumptions that may prove wrong; real estate investing involves risk, including loss of capital. Verify every figure independently and consult licensed professionals before making a decision.
